Turn rates per $100 of taxable value into an estimated annual bill and understand why nearby properties can have different totals.

Use the property’s physical location.A Houston mailing address does not necessarily mean HCAD is the correct district. Greater Houston spans several counties, so confirm the appraisal district serving the property address.

How a Texas property tax rate becomes a bill

Use the right formula

Divide taxable value by 100, then multiply by the applicable rate. A $250,000 taxable value at $2.00 per $100 produces a $5,000 estimate.

Do not rely on a citywide average

A mailing address does not identify every taxing unit. Municipal utility districts, school districts and other special districts can change the combined rate from one property to the next.

Compare the same tax year

Appraised value, exemption amounts and adopted rates can all change. Use figures from the same tax year when checking a bill or comparing properties.

Quick estimate

Taxable value ÷ 100 × combined rate = estimated annual property tax. Use the property-specific statement for a final check.
