Texas Property Tax Protest

Turn an appraisal concern into a focused protest with a clear issue, organised evidence and a deadline-safe filing plan.

Use the property’s physical location.A Houston mailing address does not necessarily mean HCAD is the correct district. Greater Houston spans several counties, so confirm the appraisal district serving the property address.
DeadlineGenerally May 15 or 30 days after the appraisal district mails the notice, whichever is later. Use the date on your notice, not the day it arrived.
Written filingFile with the appraisal district that appraised the property.
ARB reviewThe appraisal review board hears unresolved taxpayer protests.

Build a focused Texas property tax protest

Identify the protest ground

Market value and unequal appraisal are different arguments. Other grounds can include ownership, exemption denial, property description or failure to receive a required notice.

File before perfecting the evidence

Protect the deadline first. Use the appraisal district method or the Comptroller form that applies, keep proof of submission and then organise the evidence for review.

Prepare for the hearing

Request the appraisal district evidence, label exhibits, create a short value summary and practise explaining the requested result. Follow the hearing instructions and preserve the order for any further review.

Evidence beats volume

Use a small, relevant evidence set: corrected property facts, comparable properties, dated condition photos, repair estimates, closing information or an independent appraisal.
